Gonella Realty Property Management is your one stop shop for all of your Property Management needs.
We will advertise your property via local media to maximize the pool of qualified applicants and keep you (the owner) informed on the progress in obtaining a renter.
We screen prospective tenants by: credit checks, checking for prior evictions, bankruptcies, liens, verification of rental history and income.
One of our staff members will inspect your rental property inside and out on a weekly basis while it is vacant.
Once we find a tenant, Gonella Realty Property Management will complete the move in paperwork, collect rents and security deposits and handle any questions or concerns a tenant may have while occupying your property. In the event that your property requires maintenance we will send out a vendor to obtain an estimate, and pay for the work out of your account funds.
While your property is occupied we will drive by on a monthly basis to insure the premises are being properly maintained.
Each month we will pay any bills associated with your property out of your account funds. We will keep an accounting of the income and expenses for your rental property in order to generate a monthly cash flow statement. You will receive the cash flow statement along with your cash distribution by the 25th of each month.
When the tenant vacates the property, we will complete all move out paperwork and obtain bids to return the property to rent ready condition.
Our fee for the above services is 10% of the rent collected. There is a $50.00 per month fee for vacant properties. We require a $500.00 cash reserve be placed in your account in order to cover any expenses incurred by your property.
